Foreigners buy Klang Valley property every week. There’s a minimum price, a consent step and a financing route to understand — laid out plainly below, with an advisor who speaks Cantonese and Mandarin.

01 · The One Real Rule

A minimum price, set by each state.

The single most important rule: foreigners can only buy above a minimum purchase price, and that floor is set state-by-state. Most Klang Valley condos that make investment sense clear it comfortably.

02 · The Process

Five steps from interest to keys.

  • Qualify & shortlist

    We confirm your budget clears the state minimum, then match you to projects that fit — with a deal memo on each, so you're analysing, not guessing, from overseas.

  • View — in person or remotely

    Live video viewings for overseas buyers, or a scheduled round when you're in town. I represent your interests on the ground either way.

  • Offer & booking

    We negotiate from transacted data toward fair entry, then place a booking. A Malaysian lawyer handles the Sale & Purchase Agreement — I coordinate, I don't draft it.

  • State consent

    Foreign purchases require state authority consent. It's a standard, timed administrative step your lawyer manages — expected and routine, not a hurdle.

  • Financing & completion

    Cash, or a non-resident mortgage (see below). On completion and stamping, the title transfers. Keys, and you're an owner.

03 · Financing as a Foreigner

You don't need all cash — but plan the margin.

For HK/TW buyers, the ringgit’s level has often meant more space per dollar than home markets — a currency-timing angle worth modelling.

Repatriation

Rental income and sale proceeds are generally remittable through proper banking channels — I connect you to bankers who do this daily.

MM2H (Malaysia My Second Home) is a separate residence programme with its own criteria — useful for a second base, not required to buy. I’ll tell you honestly whether it’s relevant to your plan or just noise.

Straight Answers

What overseas buyers actually ask.

Yes — foreigners can hold freehold or leasehold title in their own name, above the state minimum price and with state consent. This isn’t a nominee arrangement; the title is yours.

It’s more steps than a local purchase, but every one is defined and handled by professionals — you, your lawyer, your banker and me. Most of my overseas clients complete without flying in more than once, some not at all.

A softer ringgit is often the entry advantage, not a trap. Rental income and eventual sale proceeds are generally remittable through proper banking channels. We model the currency view before you buy, not after.

That’s exactly what the deal memo is for. You get transacted comps, a fair-entry price and a walk-away number — the same diligence I’d run on my own purchase — so distance doesn’t mean disadvantage.

No. MM2H is a residence programme, not a purchase requirement. If a second-base visa matters to you I’ll explain the current criteria plainly; if it doesn’t, we ignore it.
