Investor first, Agent second
Access Better Properties in Kuala Lumpur
I read a property the way I read an investment term sheet — yield, liquidity and true value, not just the asking price. Then I hand you the same diligence I’d run on my own money.
Where do you fit?
The Difference
Most agents sell you a listing. I help you make informed decisions.
A portal already shows you every unit for sale. What it can’t tell you is whether the price is fair, whether the building will hold its value, or whether you should buy at all. That judgment is the whole job — and it’s what I was trained to do before I ever sold property.
An accountant's eye on the numbers
10 Years in finance, accounting & taxation and a present M&A advisor lens - let me help you evaluate a property on what it earns and protects, not what it's listed at.
Owner & investor, with skin in the game
First property at 24, a personal equities portfolio since 19, a landlord, I've made these decisions with my own capital, making net gains.
I'll tell you not to buy
My reputation outlasts any single commission. If a deal isn't right — or you're not ready — the honest answer is worth more to me than the sale.
The Shortlist — Not a Portal
A handful of projects, each graded like a deal.
Every project I recommend gets a one-page memo — asking price against actual transacted comps, rental yield, liquidity, building health, and an honest grade. Some of the best-known addresses get a Pass. That’s the point: a list where everything is a “buy” is a brochure.

A straightforward process — whether you're down the road or overseas.
-
Qualify the fit
A short, honest conversation about your goal, your buying power and your timeline — so we only spend time on what actually suits you.
-
Run the diligence
Shortlisted projects come with a deal memo: comps, yield, liquidity and building health, plus the price I'd actually pay and the risks I'd watch.
-
Decide with clarity
You view, we negotiate from data, and you move — or you wait, with a clear plan. Either way you leave knowing exactly why.
Things you worry about.
Objection
"Agents just after the commission!"
Fair — many transactions are sold that way. My model is the opposite: I publish Pass grades and walk-away prices, and I'll tell you to wait if waiting is right. An investor-agent's reputation is worth far more than one deal.
False belief
"The portal already shows me everything."
It shows you inventory and asking prices. It can't tell you the transacted price 500m away, the building's liquidity, or whether the JMB is running the sinking fund into the ground. That's the part that protects your money.
Foreign buyer
"Can foreigners even buy here — isn't it complicated?"
You can, above a minimum price that varies by state, with a consent step and specific financing routes. It's a checklist, not a wall — and it's laid out plainly in the Foreign Buyer's Guide.
