An Investor First, An Agent Second
I’m Ryan “Lion” Liong. Before I ever sold a property, I bought and held them — and read balance sheets for a living. That’s the lens I bring to your decision.

My Story
Why a finance background changes how I look at property.
My relationship with investing didn’t start with a real estate registration — it started at 19, managing my own portfolio and buying US equities like Apple and Berkshire Hathaway while I was still in college. That habit of evaluating value before price has stayed with me ever since.
I spent two years at PwC in accounting and taxation, learning to read the numbers behind a decision rather than just the headline figure. It’s the same discipline I now bring to reading a property’s true position — rental yield, holding costs and long-term value — instead of just its asking price.
First Property
I bought my first property at 24. Since then I’ve managed a condominium on behalf of an overseas owner, and bought and sold my own home in TTDI — learning the Klang Valley market from the inside, as an owner and landlord, before I learned it as an agent.
Today I’m completing my Probationary Estate Agent period under BOVEAP — the Board of Valuers, Appraisers, Estate Agents and Property Managers, the authority under Malaysia’s Ministry of Finance — working alongside an established agency that services international clients. Every transaction I handle carries experienced registered oversight, alongside my own financial diligence.
