A portal already shows you every unit for sale. What it can’t tell you is whether the price is fair, whether the building will hold its value, or whether you should buy at all. That judgment is the whole job — and it’s what I was trained to do before I ever sold property.

The district decides more than the launch does.

“KL is oversupplied, prices never move” is true — for the glut of look-alike city high-rises. It is not true for tightly-held, land-scarce pockets. Same city, same decade, two completely different outcomes for your capital.

Objection

"Agents just after the commission!"

Fair — many transactions are sold that way. My model is the opposite: I publish Pass grades and walk-away prices, and I'll tell you to wait if waiting is right. An investor-agent's reputation is worth far more than one deal.

False belief

"The portal already shows me everything."

It shows you inventory and asking prices. It can't tell you the transacted price 500m away, the building's liquidity, or whether the JMB is running the sinking fund into the ground. That's the part that protects your money.

Foreign buyer

"Can foreigners even buy here — isn't it complicated?"

You can, above a minimum price that varies by state, with a consent step and specific financing routes. It's a checklist, not a wall — and it's laid out plainly in the Foreign Buyer's Guide.
